    Exceptional

    We stayed in the suite, which we were upgraded to which was very kind of the owner, the suite was lovely with our own living room, bedroom and bathroom with spa bath and great shower, we also had private patio doors leading to garden/smoking area. Communal kitchen (well stocked-we were told to help ourselves) and lounge. Close to lovely restaurant and nic Birmingham.

    Was right next to communal kitchen which we accessed via bedroom door. Door didnt fit frame properly so if kitchen was in use we could hear everything and had the light shining into our room. Not much soundproofing, could hear people upstairs zipping up their suitcases! No breakfast service, was diy service.

    It was within walking distance to a nearby venue. Room was reasonably clean with clean towels & linen

    There was no-one to greet us except a note on door with a number to phone to check in. Room seemed a little damp & is obvious that it & single shared bathroom has been suffering with dampness generally eg mould and peeling wallpaper esp. In bathroom. I personally was woken several times with some very loud rumbling/gurgling from the window area possibly part of the water system. We were also disturbed early by shouting & screaming from a "Family From Hell" tv in room could only provide a couple bbc channels. But the worst part was when I phoned to ask what time was breakfast which was advertised as "buffet style" I was told that we had to "make it ourselves"???? Indeed the fridge freezer had a note to "Help Yourself" to stuff inside that had been there for goodness knows how long & handled by goodness knows who & to prepare it with cookware that was to my mind unhygienic!! Sorry but If I'd wanted breakfast like this I'd have gone camping!!

    Very small room. Not VAT registered which made it expensive for what you got. First place where I had to make my own breakfast.
